What the numbers mean.

- How many floors can I build on my plot in Hyderabad?
- The permissible number of floors is set by whichever binds first: the floor area ratio for your land use, or the height cap that comes from the width of the road your plot faces. A wider road permits a taller building. Enter your plot above and the calculator applies both limits and shows the lower one.
- What setbacks are required in Hyderabad?
- Setbacks are banded by plot area — larger plots must leave more open space on every side, and a corner plot takes a front-sized setback on the flanking road too. The calculator shows the front, rear and side setbacks that apply to your plot area.
- When does a project need RERA registration in Telangana?
- Registration with Telangana RERA is triggered when the land area exceeds 500 square metres or the development has more than eight apartments. The calculator flags whether your plot crosses either threshold.
- Which approval route will my building take?
- Small residential buildings qualify for Instant Registration or Instant Approval under self-certification; anything larger, taller, or non-residential goes to Single Window committee scrutiny. Applications are filed through BuildNow Telangana, which replaced TS-bPASS in December 2025.
- Is this study good enough to submit for approval?
- No. It is a concept feasibility study, not a sanctioned plan. It tells you quickly whether a plot is worth pursuing and roughly what it yields. Drawings for submission must be prepared and certified by a registered architect and structural engineer — which is work Sarfaraz Consultants does in-house.
