Material contract, per square foot
A fixed rate against a written specification, from ₹1,550 per sq ft. Sarfaraz carries the material procurement.
Material contract, percentage basis
A fee calculated as a percentage of the cost of construction — for clients who prefer to control the material spend themselves.

What changes between the tiers.
This is the part worth reading. Two builders quoting the same rate can be specifying very different buildings.

- The rate covers the built work to the written specification for that package — structure, civil work, joinery and electrical installation. Statutory fees, approval charges and any client-specified upgrades sit outside the rate and are quoted separately.
- Is the rate calculated on built-up area or carpet area?
- Construction packages in Hyderabad are conventionally quoted on built-up area. Confirm the basis in writing before comparing two quotes — a rate on carpet area and a rate on built-up area are not comparable figures.
- Can I change items within a package?
- Yes. The packages are a starting specification, not a fixed menu. Individual items can be upgraded or substituted and the rate adjusted, which is why the specification is issued in writing before work starts.
